Extensive staged retail redevelopment.
Our project involved the division of the 4,500sqm former Kmart store at The Palms shopping centre into three separate tenancies, including seismic and services upgrades and overlaying a membrane system on the roof. We also completed the fitout of one of the tenancies, Oasis Entertainment, installing a mini golf area, arcade room, licenced bar and virtual reality arena.
The project was initially scheduled to run for 14 weeks but Covid lockdowns and additional works awarded once we were on site extended it out to almost a year.
A significant weather event damaged areas throughout the mall, leading to a scope increase and the discovery of hazardous materials that needed to be dealt with. A seismic gap between the two separate buildings was found to be too small, which created multiple stormwater and seismic issues, resulting in a new internal gutter and stormwater lines plus additional seismic elements. We worked closely with the client and their engineers throughout the project to provide solutions and buildability advice as issues arose.
Working in busy live retail environment was another challenge. Our site team worked closely with the mall manager to ensure minimal disruption to the mall.
Effective communication was vital to the project’s success. Our team provided daily updates, weekly meetings and a weekly site report to the client. The whole team worked cohesively to achieve a high-quality outcome, with the client complimenting Naylor Love on our communication, problem solving, and refusal to cut corners despite time pressures.
